How long today's homes for sale would last at the current pace of sales. As a rule of thumb, about 6 months is a balanced market. Less favors sellers; more favors buyers.
What it means: single-family homes still lean toward sellers, but buyers have more to choose from than a year ago (3.9 months then, 4.2 now). Condos and townhomes are at balance.
How fast homes sell
Time on market, single-family homes sold
What it means: about half of homes sell within a month. Well-priced homes still move quickly, so have your pre-approval ready before you tour.
The long view
Median single-family price, 2016 to today
What it means: the median price roughly doubled between 2016 and 2025, then held near $470,000 to $490,000 since 2024. Prices are flat to slightly down from a year ago, not falling sharply.
